Royal Oaks and Summit Lakes in Norman’s East Side (73069) make for great family friendly communities. Both neighborhoods have a lake (or lakes!!). They are right across the street from each other and I’d like to compare the two for you. Both neighborhoods are in Norman School District – more specifically, Washington Elementary School, Irving Middle School, and Norman High School.

By driving straight down Alameda, these neighborhoods have great access to downtown Norman, OK. Downtown Norman is home to amazing festivals including Norman Music Festival and a monthly Art Walk. Check out more about downtown Norman in our downtown Norman series!

Shopping around these neighborhoods include two great Wal-Mart stores, shops including Starbucks along HWY 9 and near the University of Oklahoma, plus of course the local downtown scene.

Hiking at Lake Thunderbird State Park

Great Location for an Easy Drive to the Lake

Lake Thunderbird is a weekend staple for Normanites.

Lake Thunderbird State Park includes around 2,000 acres in Cleveland County, Oklahoma, and provides a variety of recreational opportunities for visitors to Lake Thunderbird. Love the water? You can enjoy two marinas, nine boat ramps and two swim beaches, while those who prefer land can take part in hiking, mountain biking and nature trails. Some hunting areas are available during the applicable seasons. For families visiting the state park, grab a picnic lunch and enjoy the playgrounds or dine at the seasonal restaurant. Also, visit the Nature Center, which displays native snakes and animals, furs and artifacts and offers educational programs throughout the year.

A Cost Comparison between Royal Oaks & Summit Lakes

Royal Oaks is just east of 24th Avenue Southeast between Main Street and Alameda. The homes in Royal Oaks are, generally, priced between $150,000 and $250,000 and average around $180,000, which makes this area pretty affordable for Norman. Typically, Royal Oaks homes are 3-bedroom, 2-bathroom, or more. Built between the 1990’s to early 2000’s, the size of homes in this neighborhood ranges from 1,300 square feet up to around 2,500 square feet. The HOA at Royal Oaks costs about $150 per year (as of 2021).

There are some first-time buyers in Royal Oaks, along with retirees looking to downsize. Of course, there are some renters, as there are in any neighborhood. Ultimately though, Royal Oaks is very family friendly. The residents enjoy walking the neighborhood and visiting the neighborhood park, either to spend time at the playground or have a meal or host a small event at the picnic shelter.

Heading across Alameda Street from Royal Oaks to the south, we enter Summit Lakes. Summit Lakes is a little newer than Royal Oaks, and slightly more expensive. The homes in Summit Lakes are usually priced between $190,000 and $375,000, with an average home price of $260,000. Again, we typically see 3-bedroom, 2-bathroom homes, which range in size from 1,600 square feet all the way up to 4,000 square feet, although the average size is going to be around 2,300 square feet. The first homes built in Summit Lakes were probably done in 1999 and they are still building some homes in Summit Lakes today.

There are 6 different ponds in the Summit Lakes neighborhood that residents are able to fish in or admire from the walking trails. Often times there are second-time home owners in this neighborhood, meaning that they have possibly outgrown their first home and are looking for something a little larger. And we also see many retirees in Summit Lakes as well, so it’s great for families. The HOA in Summit Lakes is about $360 per year (as of 2021).
