Oasis Ranch

Living in Blanchard, OK

Oasis Ranch is on the north side of Blanchard right by the elementary school. And this neighborhood is special to me because I actually sold my first house in this very neighborhood!

This neighborhood is really great because it connects to other cities like Newcastle and Oklahoma City through Highway 62. Highway 62 runs through Blanchard and there are many, many other neighborhoods in Blanchard.

One of the things that I love about Oasis Ranch is that the lots aren’t going to be like what you find in Norman and Moore, that are smaller and more compact. Instead, Oasis Ranch actually has some larger city lots, which is why a lot of people really enjoy living here.

Home Prices & Amenities

How does it compare?

Typically, homes in Oasis Ranch are on about a quarter acre instead of the .18 or .19 that you’ll find in other cities, like Norman & Moore. Most of the homes in this neighborhood are the traditional Dallas Style, some are a little more ranch style with larger front porches, and then there are also some more modern style and farmhouse.

Some of the builders who have built or are building in Oasis Ranch are DP Gamble, Ideal Homes, Landmark, Reece, Armstrong, and Legacy. There are more as well.

The largets homes in Oasis Ranch are going to be around 3,000 square feet and on the smaller side, we’ll see about 1,100. There are some homes with 2 stall garages and others with 3 stalls, and I’ve never seen one in Oasis Ranch that has fewer than 3 bedrooms. Usually there are 3 and sometimes up to 5 bedrooms and typically there are 2 bathrooms.

There is an HOA in Oasis Ranch, which is what you’ll usually see with any new build neighborhoods, although it’s pretty chill. The HOA covers maintenance on the park that is located in the newer section of the neighborhood.

More about Blanchard

That Country Feel

Living in Blanchard means that you have a quick drive to Norman & Moore. And honestly, we see a lot of people who think they want to live somewhere like Norman and end up in Blanchard instead because it’s more of that spacious, country feel, but is still close enough to civilization where it’s not a total inconvenience.

Oasis Ranch started being built around 2008, which as some of you may recal was not a great year for real estate because of the Great Recession. It just kind of fizzled out and didn’t take off very fast. With that being said, there are still homes being built here, in Oasis Ranch as of 2022.

It’s about a 30 minute drive into Norman & Moore, depending on where you live in Blanchard. Because Blanchard is pretty spread out, it’s also easy to get to Oklahoma City and Chichasha when you take the highways.
